Sooke Neighbourhood: Saseenos (including North Sooke)

Known for a warm, dry micro-climate, you'll find a wide mix of housing options in Saseenos.

One of the first neighbourhoods you pass through as you approach Sooke from Victoria, Saseenos is about 10 minutes closer to Victoria.

Saseenos has it all. Nestled along the north coast of the Sooke Basin, and including Billings Spit, Saseenos is home to single family properties which typically have a larger-than-average lot, several strata duplexes, Stunning south-facing waterfront estates, and most of Sooke's multi-family condo and townhouse buildings on Kaltasin Road. The south-facing hills behind Sooke Road are home to many modestly-priced view homes, with stunning harbour, basin, and Olympic Mountain views.

They don't call it "Sunny Saseenos" for nothing - often the winds are lighter, the temperature warmer, and the rain misses this unique area east of the Sooke River.

One of the nicest features of this area is that the Galloping Goose Regional Trail runs right through it, parallelling Sooke Road. There are plenty of access spots for running, cycling, or horseback riding. Sooke Mountain/Harbourview Park is also located (appropriately, at the end of Harbourview Road!) in Saseenos where you can access the huge (and awkwardly-named) Sea-to-Sea Green Blue Belt wilderness recreation area.

Saseenos is mostly serviced by municipal water, however not the sewer system just yet - so properties are on septic systems or treatment plants. Future expansion of the sanitary sewer will occur in the next few years.

Although it is about 5-10 minutes drive from downtown Sooke, several gas stations, cafes, restaurants and businesses are close at hand, including the newly opened Meating Place - an organic butcher and produce market and deli.

North Sooke is directly to the east of Saseenos and includes the Goodridge Peninsula, home to Cooper's Cove, a great spot to drive by in the morning - it's always so still and picturesque. On Cooper's Cove is Fuse Waterfront Grill, a nice mid-range dining spot right on the water.

While North Sooke is a different map area on the Victoria Real Estate Board's MLS® system, most people would probably call it Saseenos if asked.
